How to Read a German Rental Listing: Kaltmiete, Warmmiete, Nebenkosten, Kaution and Wohnfläche

If you are trying to figure out how to read a German rental listing, the hard part is usually not one word. It is the pricing structure.

A German apartment listing can show base rent, warm rent, utilities, service charges, deposit, room count, living area, floor, move-in date, kitchen, balcony, cellar, energy certificate details, application documents and restrictions in a very compact format.

Start with the questions that matter most:

• How much is the Kaltmiete?
• How much is the Warmmiete?
• What exactly is included in Nebenkosten?
• How much is the Kaution?
• How many Zimmer does the apartment have?
• How many square meters of Wohnfläche are listed?
• Which floor is it on?
• Is there an Einbauküche, balcony, cellar or elevator?
• Is it provisionsfrei, or is an agent involved?
• What does the Energieausweis say?
• Which documents does the landlord want before a viewing?

Once you know the core German rental words, the listing becomes much easier to scan.

The most important German rental listing words

Start with these words. They carry most of the listing.

If you only remember six words, remember Kaltmiete, Warmmiete, Nebenkosten, Kaution, Wohnfläche and Zimmer.

Read the listing in this order

Do not start by translating every adjective. Read the listing like someone deciding whether the apartment is worth applying for.

First, find Kaltmiete, Nebenkosten and Warmmiete. The warm rent is usually closest to the monthly payment you need to budget for, but it may still not include everything.

Second, check the deposit: Kaution. German law limits rental security deposits, but you still need to know the exact amount and when it is due.

Third, check size and layout: Wohnfläche, Zimmer, Etage, Balkon, Keller and Aufzug.

Fourth, read the move-in details: frei ab, ab sofort, Bezugsfrei, Mietbeginn and whether the listing is temporary.

Fifth, check included features and restrictions: Einbauküche, möbliert, Haustiere, Nichtraucher, WG-geeignet.

Sixth, read the energy and application details: Energieausweis, Energieeffizienzklasse, SCHUFA, Gehaltsnachweis, Selbstauskunft and Besichtigung.

Kaltmiete and Warmmiete

The most important difference is Kaltmiete vs Warmmiete.

Handbook Germany explains that net or cold rent covers only the flat itself, while warm rent includes operating or ancillary costs such as water, rubbish collection and often heating. That makes Warmmiete the number you normally check first for monthly budgeting.

But do not stop there. A listing can still leave electricity, internet, broadcasting fee or some gas costs outside the warm rent.

Nebenkosten and Betriebskosten

Nebenkosten are the additional monthly charges connected to the building and apartment.

The key question is not simply "Are Nebenkosten listed?" The question is: What is included, and what is separate?

What may not be included in the warm rent

Even when a listing gives a Warmmiete, some costs may still be separate.

Handbook Germany notes that electricity and sometimes gas are not included in rent, and that telephone and internet are usually separate. So if a listing says Warmmiete 1.120 €, do not assume that number is your full monthly life cost.

Kaution: security deposit

Kaution means security deposit.

You may see:

The German Civil Code section 551 limits a rental security deposit to at most three months of rent excluding operating-cost lump sums or advance payments. It also gives the tenant the right to pay a cash deposit in three equal monthly installments.

For reading a listing, this means:

If the deposit seems to be calculated from Warmmiete instead of Kaltmiete, read carefully and get advice before signing.

Zimmer: rooms, not bedrooms

German listings usually count Zimmer as main living rooms, not just bedrooms.

Kitchen, bathroom, hallway, balcony and cellar usually do not count as Zimmer.

Useful room words:

If a listing says 2-Zimmer-Wohnung, think "two main rooms," not automatically "two bedrooms."

Wohnfläche and Quadratmeter

Wohnfläche means living area. It is usually shown in square meters.

Examples:

The word ca. matters. It means "approximately," so ca. 60 m² is not as exact as 60 m².

Etage, Geschoss and floor words

German floor words can look simple until you hit abbreviations.

In Germany, EG is ground floor. 1. OG is one floor above ground level.

Floor matters for light, stairs, heat, noise and accessibility.

Einbauküche, möbliert and Ausstattung

Ausstattung means features, fittings or amenities.

Einbauküche is a major word. In many countries, a kitchen is assumed. In Germany, a rental apartment may be offered without a fitted kitchen, so EBK can matter a lot.

Frei ab, ab sofort and move-in timing

Move-in timing often appears near the top or bottom of the listing.

Examples:

If a listing is befristet, read carefully. A temporary place may solve a short-term problem, but it is not the same as an ordinary long-term apartment.

Provisionsfrei, Makler and commission

Some listings mention commission or agent fees.

Provisionsfrei is usually good news for you. It means no agent commission is charged to you for that listing.

If a listing says von privat, the landlord or current tenant may be posting directly rather than through an agent.

Haustiere, rauchen and restrictions

Listings often include conditions that are easy to skip.

Be especially careful with nach Vereinbarung. It does not mean automatically allowed. It means "by agreement."

Energieausweis and energy words

The Energieausweis is the energy performance certificate. It helps you understand energy efficiency and potential heating costs.

You may see:

Energy data is not just decoration. It can affect heating costs, especially in older buildings.

Common heating words

Heating terms matter because they affect comfort and monthly cost.

If heating costs are not included in the warm rent, ask how they are billed.
