How to Read a German Rental Listing: Kaltmiete, Warmmiete, Nebenkosten, Kaution and Wohnfläche
Learn how to read a German rental listing, including Kaltmiete, Warmmiete, Nebenkosten, Kaution, Wohnfläche, Zimmer, Etage, Einbauküche and Energieausweis.
If you are trying to figure out how to read a German rental listing, the hard part is usually not one word. It is the pricing structure.
A German apartment listing can show base rent, warm rent, utilities, service charges, deposit, room count, living area, floor, move-in date, kitchen, balcony, cellar, energy certificate details, application documents and restrictions in a very compact format.
Start with the questions that matter most:
- How much is the Kaltmiete?
- How much is the Warmmiete?
- What exactly is included in Nebenkosten?
- How much is the Kaution?
- How many Zimmer does the apartment have?
- How many square meters of Wohnfläche are listed?
- Which floor is it on?
- Is there an Einbauküche, balcony, cellar or elevator?
- Is it provisionsfrei, or is an agent involved?
- What does the Energieausweis say?
- Which documents does the landlord want before a viewing?
Once you know the core German rental words, the listing becomes much easier to scan.
This guide explains the German rental listing words you are most likely to see on apartment platforms, agent pages, housing portals, shared-flat listings and private rental ads in Germany.
This article is for reading and vocabulary help. Rental contracts, deposits and housing applications can be serious, so use local tenant advice or qualified help before signing anything or sending money.
The most important German rental listing words
Start with these words. They carry most of the listing.
| German | Meaning | Why it matters |
|---|---|---|
| Mietwohnung | Rental apartment | The apartment being offered |
| Wohnung | Apartment / flat | General word for apartment |
| Zimmer | Rooms | German listings count rooms differently than bedrooms |
| Wohnfläche | Living area | Size in square meters |
| Kaltmiete | Cold rent / base rent | Rent before operating costs |
| Warmmiete | Warm rent / total rent | Rent plus many monthly service costs |
| Nebenkosten | Ancillary costs / service charges | Extra monthly costs beyond base rent |
| Betriebskosten | Operating costs | Often used similarly to Nebenkosten |
| Heizkosten | Heating costs | May be included or separate |
| Strom | Electricity | Often paid separately |
| Kaution | Security deposit | Money held as rental security |
| Etage | Floor | Which floor the apartment is on |
| Aufzug | Elevator | Important for higher floors |
| Einbauküche | Fitted kitchen | Kitchen already installed |
| Balkon | Balcony | Common listing feature |
| Keller | Cellar / basement storage | Extra storage space |
| frei ab | Available from | Move-in date |
| ab sofort | Available immediately | You can move in now |
| provisionsfrei | No agent commission | No broker fee for you |
| Energieausweis | Energy performance certificate | Helps estimate energy efficiency |
If you only remember six words, remember Kaltmiete, Warmmiete, Nebenkosten, Kaution, Wohnfläche and Zimmer.
Read the listing in this order
Do not start by translating every adjective. Read the listing like someone deciding whether the apartment is worth applying for.
First, find Kaltmiete, Nebenkosten and Warmmiete. The warm rent is usually closest to the monthly payment you need to budget for, but it may still not include everything.
Second, check the deposit: Kaution. German law limits rental security deposits, but you still need to know the exact amount and when it is due.
Third, check size and layout: Wohnfläche, Zimmer, Etage, Balkon, Keller and Aufzug.
Fourth, read the move-in details: frei ab, ab sofort, Bezugsfrei, Mietbeginn and whether the listing is temporary.
Fifth, check included features and restrictions: Einbauküche, möbliert, Haustiere, Nichtraucher, WG-geeignet.
Sixth, read the energy and application details: Energieausweis, Energieeffizienzklasse, SCHUFA, Gehaltsnachweis, Selbstauskunft and Besichtigung.
Kaltmiete and Warmmiete
The most important difference is Kaltmiete vs Warmmiete.
| German | Meaning | Practical reading |
|---|---|---|
| Kaltmiete | Cold rent / base rent | The rent for the apartment itself |
| Nettokaltmiete | Net cold rent | Another way to say base rent |
| Warmmiete | Warm rent / gross rent | Base rent plus many monthly costs |
| Bruttowarmmiete | Gross warm rent | Total warm rent |
| Gesamtmiete | Total rent | Often similar to warm rent, but check details |
Handbook Germany explains that net or cold rent covers only the flat itself, while warm rent includes operating or ancillary costs such as water, rubbish collection and often heating. That makes Warmmiete the number you normally check first for monthly budgeting.
But do not stop there. A listing can still leave electricity, internet, broadcasting fee or some gas costs outside the warm rent.
Nebenkosten and Betriebskosten
Nebenkosten are the additional monthly charges connected to the building and apartment.
| German | Meaning |
|---|---|
| Nebenkosten | Ancillary costs / service charges |
| Betriebskosten | Operating costs |
| Nebenkostenvorauszahlung | Advance payment for ancillary costs |
| Betriebskostenvorauszahlung | Advance payment for operating costs |
| Nebenkostenpauschale | Flat monthly ancillary cost amount |
| Nebenkostenabrechnung | Annual statement of ancillary costs |
Common Nebenkosten can include:
| German | Meaning |
|---|---|
| Wasser | Water |
| Abwasser | Wastewater |
| Müllabfuhr | Rubbish collection |
| Hausreinigung | Building cleaning |
| Hausmeister | Caretaker / building superintendent |
| Gartenpflege | Garden maintenance |
| Allgemeinstrom | Common-area electricity |
| Gebäudeversicherung | Building insurance |
| Heizkosten | Heating costs, if included |
| Warmwasser | Hot water, if included |
The key question is not simply "Are Nebenkosten listed?" The question is: What is included, and what is separate?
What may not be included in the warm rent
Even when a listing gives a Warmmiete, some costs may still be separate.
| German | Meaning | Often separate? |
|---|---|---|
| Strom | Electricity | Yes, often separate |
| Internet | Internet | Often separate |
| Gas | Gas | Sometimes separate |
| Rundfunkbeitrag | Broadcasting fee | Usually separate |
| Telefon | Phone | Usually separate |
| Stellplatz | Parking space | Often separate or optional |
Handbook Germany notes that electricity and sometimes gas are not included in rent, and that telephone and internet are usually separate. So if a listing says Warmmiete 1.120 €, do not assume that number is your full monthly life cost.
Kaution: security deposit
Kaution means security deposit.
You may see:
| German | Meaning |
|---|---|
| Kaution | Security deposit |
| Mietkaution | Rental deposit |
| 3 Monatskaltmieten | Three months of cold rent |
| Kaution: 2.400 € | Deposit: 2,400 euros |
| kautionsfrei | No deposit |
| Bürgschaft | Guarantee / guarantor arrangement |
The German Civil Code section 551 limits a rental security deposit to at most three months of rent excluding operating-cost lump sums or advance payments. It also gives the tenant the right to pay a cash deposit in three equal monthly installments.
For reading a listing, this means:
| Listing says | Practical reading |
|---|---|
| Kaltmiete 800 €, Kaution 2.400 € | Deposit is three months of cold rent |
| Kaution 1.600 € | Deposit is a fixed amount |
| 2 MM Kaution | Two monthly rents as deposit |
| 3 KM Kaution | Three cold rents as deposit |
If the deposit seems to be calculated from Warmmiete instead of Kaltmiete, read carefully and get advice before signing.
Zimmer: rooms, not bedrooms
German listings usually count Zimmer as main living rooms, not just bedrooms.
| German listing | Practical meaning |
|---|---|
| 1 Zimmer | Studio or one-room apartment |
| 1,5 Zimmer | One main room plus a small half-room |
| 2 Zimmer | Usually one bedroom plus living room |
| 3 Zimmer | Usually two bedrooms plus living room |
| 4 Zimmer | Usually three bedrooms plus living room |
Kitchen, bathroom, hallway, balcony and cellar usually do not count as Zimmer.
Useful room words:
| German | Meaning |
|---|---|
| Wohnzimmer | Living room |
| Schlafzimmer | Bedroom |
| Kinderzimmer | Children's room / small bedroom |
| Arbeitszimmer | Study / office |
| Küche | Kitchen |
| Bad | Bathroom |
| Gäste-WC | Guest toilet |
| Flur | Hallway |
| Abstellraum | Storage room |
If a listing says 2-Zimmer-Wohnung, think "two main rooms," not automatically "two bedrooms."
Wohnfläche and Quadratmeter
Wohnfläche means living area. It is usually shown in square meters.
| German | Meaning |
|---|---|
| Wohnfläche | Living area |
| Fläche | Area / size |
| ca. | Approximately |
| Quadratmeter | Square meters |
| m² / qm | Square meters |
Examples:
| Listing says | Meaning |
|---|---|
| Wohnfläche: 54 m² | Living area: 54 square meters |
| ca. 68 qm | Approximately 68 square meters |
| 2 Zimmer, 58 m² | Two-room apartment, 58 square meters |
The word ca. matters. It means "approximately," so ca. 60 m² is not as exact as 60 m².
Etage, Geschoss and floor words
German floor words can look simple until you hit abbreviations.
| German | Meaning |
|---|---|
| Etage | Floor |
| Geschoss | Floor / storey |
| EG | Ground floor |
| 1. OG | First upper floor |
| 2. OG | Second upper floor |
| DG | Top floor / attic floor |
| Souterrain | Basement or semi-basement level |
| Hochparterre | Raised ground floor |
| Aufzug | Elevator |
| Personenaufzug | Passenger elevator |
In Germany, EG is ground floor. 1. OG is one floor above ground level.
Examples:
| Listing says | Meaning |
|---|---|
| 3. OG ohne Aufzug | 3rd upper floor, no elevator |
| EG mit Terrasse | Ground floor with terrace |
| DG-Wohnung | Top-floor apartment |
| Souterrainwohnung | Basement or semi-basement apartment |
Floor matters for light, stairs, heat, noise and accessibility.
Einbauküche, möbliert and Ausstattung
Ausstattung means features, fittings or amenities.
| German | Meaning |
|---|---|
| Ausstattung | Features / amenities |
| Einbauküche / EBK | Fitted kitchen |
| möbliert | Furnished |
| teilmöbliert | Partly furnished |
| unmöbliert | Unfurnished |
| Balkon | Balcony |
| Terrasse | Terrace |
| Keller | Cellar / storage |
| Abstellraum | Storage room |
| Waschmaschinenanschluss | Washing machine connection |
| Fußbodenheizung | Underfloor heating |
| Badewanne | Bathtub |
| Dusche | Shower |
| Gäste-WC | Guest toilet |
Einbauküche is a major word. In many countries, a kitchen is assumed. In Germany, a rental apartment may be offered without a fitted kitchen, so EBK can matter a lot.
Frei ab, ab sofort and move-in timing
Move-in timing often appears near the top or bottom of the listing.
| German | Meaning |
|---|---|
| frei ab | Available from |
| ab sofort | Available immediately |
| Bezugsfrei ab | Ready to move into from |
| verfügbar ab | Available from |
| Mietbeginn | Start of tenancy |
| Nachmieter gesucht | New tenant wanted |
| befristet | Limited-term / fixed-term |
| unbefristet | Unlimited-term |
| Zwischenmiete | Temporary sublet |
Examples:
| Listing says | Meaning |
|---|---|
| frei ab 01.09.2026 | Available from September 1, 2026 |
| ab sofort bezugsfrei | Available immediately |
| befristet bis 31.12.2026 | Fixed-term until December 31, 2026 |
| Zwischenmiete für 6 Monate | Temporary sublet for 6 months |
If a listing is befristet, read carefully. A temporary place may solve a short-term problem, but it is not the same as an ordinary long-term apartment.
Provisionsfrei, Makler and commission
Some listings mention commission or agent fees.
| German | Meaning |
|---|---|
| provisionsfrei | No commission |
| Provision | Commission |
| Courtage | Broker commission |
| Makler | Real estate agent / broker |
| Maklergebühr | Broker fee |
| von privat | From a private landlord |
| privat | Private listing |
Provisionsfrei is usually good news for you. It means no agent commission is charged to you for that listing.
If a listing says von privat, the landlord or current tenant may be posting directly rather than through an agent.
Haustiere, rauchen and restrictions
Listings often include conditions that are easy to skip.
| German | Meaning |
|---|---|
| Haustiere erlaubt | Pets allowed |
| Haustiere nach Vereinbarung | Pets by agreement |
| keine Haustiere | No pets |
| Nichtraucher | Non-smoker |
| Rauchen nicht erwünscht | Smoking not desired |
| WG-geeignet | Suitable for a shared flat |
| nicht WG-geeignet | Not suitable for a shared flat |
| nur an Berufstätige | Only for employed people |
| nur an Studierende | Only for students |
| ruhige Mieter gesucht | Quiet tenants wanted |
Be especially careful with nach Vereinbarung. It does not mean automatically allowed. It means "by agreement."
Energieausweis and energy words
The Energieausweis is the energy performance certificate. It helps you understand energy efficiency and potential heating costs.
| German | Meaning |
|---|---|
| Energieausweis | Energy performance certificate |
| Energieeffizienzklasse | Energy efficiency class |
| Endenergiebedarf | Final energy demand |
| Endenergieverbrauch | Final energy consumption |
| Heizungsart | Type of heating |
| Energieträger | Energy source |
| Baujahr | Year built |
| Verbrauchsausweis | Consumption-based certificate |
| Bedarfsausweis | Demand-based certificate |
You may see:
| Listing says | Meaning |
|---|---|
| Energieklasse C | Energy class C |
| Baujahr 1998 | Built in 1998 |
| Gasheizung | Gas heating |
| Fernwärme | District heating |
| Endenergieverbrauch 86 kWh/(m²*a) | Energy consumption value |
Energy data is not just decoration. It can affect heating costs, especially in older buildings.
Common heating words
Heating terms matter because they affect comfort and monthly cost.
| German | Meaning |
|---|---|
| Heizung | Heating |
| Heizkosten | Heating costs |
| Zentralheizung | Central heating |
| Gasheizung | Gas heating |
| Ölheizung | Oil heating |
| Fernwärme | District heating |
| Wärmepumpe | Heat pump |
| Fußbodenheizung | Underfloor heating |
| Nachtspeicherheizung | Night storage heating |
If heating costs are not included in the warm rent, ask how they are billed.
Application documents: SCHUFA, Selbstauskunft and Gehaltsnachweis
German rental listings often tell you what documents to bring or send.
| German | Meaning |
|---|---|
| Bewerbungsunterlagen | Application documents |
| Selbstauskunft | Self-disclosure form |
| Mieterselbstauskunft | Tenant self-disclosure |
| SCHUFA-Auskunft | Credit report / credit information |
| Einkommensnachweis | Proof of income |
| Gehaltsnachweis | Salary proof |
| Mietschuldenfreiheitsbescheinigung | Certificate showing no rent debts |
| Personalausweis | ID card |
| Reisepass | Passport |
| Arbeitsvertrag | Employment contract |
| Bürgschaft | Guarantor statement |
Examples:
| Listing says | Meaning |
|---|---|
| Bitte SCHUFA und Gehaltsnachweise mitbringen | Please bring SCHUFA and salary proof |
| vollständige Bewerbungsunterlagen erwünscht | Complete application documents requested |
| nur mit Einkommensnachweis | Only with proof of income |
Do not send sensitive documents casually to suspicious listings. Use common sense and verify the listing source.
Viewing words: Besichtigung and Termin
These words help you understand how to see the apartment.
| German | Meaning |
|---|---|
| Besichtigung | Viewing |
| Besichtigungstermin | Viewing appointment |
| Termin | Appointment |
| Sammelbesichtigung | Group viewing |
| Einzelbesichtigung | Individual viewing |
| Anfrage | Inquiry |
| Kontaktaufnahme | Contact |
| Rückmeldung | Reply / response |
| Interessenten | Interested applicants |
Examples:
| Listing says | Meaning |
|---|---|
| Besichtigung nach Vereinbarung | Viewing by arrangement |
| Sammelbesichtigung am Samstag | Group viewing on Saturday |
| Bitte kurze Vorstellung senden | Please send a short introduction |
If a listing says kurze Vorstellung, write a short, polite note about who you are, why you are moving and what documents you can provide.
Example German rental listing
Imagine a listing says:
| Field | Listing says | Meaning |
|---|---|---|
| Titel | Helle 2-Zimmer-Wohnung mit Balkon | Bright two-room apartment with balcony |
| Ort | Berlin-Neukölln | Berlin-Neukölln |
| Wohnfläche | 58 m² | 58 square meters |

| Verfügbar | ab 01.09.2026 | Available from September 1, 2026 |
| Energie | Klasse C, Gasheizung | Energy class C, gas heating |
| Sonstiges | provisionsfrei | No commission |
The most important first read is: 890 € cold rent, 1,070 € warm rent, 2,670 € deposit, 58 m², two rooms, available September 1.
