Read the listing in this order

Do not start by translating every adjective. Read the listing like someone deciding whether the apartment is worth applying for.

First, find Kaltmiete, Nebenkosten and Warmmiete. The warm rent is usually closest to the monthly payment you need to budget for, but it may still not include everything.

Second, check the deposit: Kaution. German law limits rental security deposits, but you still need to know the exact amount and when it is due.

Third, check size and layout: Wohnfläche, Zimmer, Etage, Balkon, Keller and Aufzug.

Fourth, read the move-in details: frei ab, ab sofort, Bezugsfrei, Mietbeginn and whether the listing is temporary.

Fifth, check included features and restrictions: Einbauküche, möbliert, Haustiere, Nichtraucher, WG-geeignet.

Sixth, read the energy and application details: Energieausweis, Energieeffizienzklasse, SCHUFA, Gehaltsnachweis, Selbstauskunft and Besichtigung.

Kaltmiete and Warmmiete

The most important difference is Kaltmiete vs Warmmiete.

Handbook Germany explains that net or cold rent covers only the flat itself, while warm rent includes operating or ancillary costs such as water, rubbish collection and often heating. That makes Warmmiete the number you normally check first for monthly budgeting.

But do not stop there. A listing can still leave electricity, internet, broadcasting fee or some gas costs outside the warm rent.

Nebenkosten are the additional monthly charges connected to the building and apartment.

Handbook Germany notes that electricity and sometimes gas are not included in rent, and that telephone and internet are usually separate. So if a listing says Warmmiete 1.120 €, do not assume that number is your full monthly life cost.

The German Civil Code section 551 limits a rental security deposit to at most three months of rent excluding operating-cost lump sums or advance payments. It also gives the tenant the right to pay a cash deposit in three equal monthly installments.

German listings usually count Zimmer as main living rooms, not just bedrooms.

The word ca. matters. It means "approximately," so ca. 60 m² is not as exact as 60 m².

If a listing is befristet, read carefully. A temporary place may solve a short-term problem, but it is not the same as an ordinary long-term apartment.
